Can cracked concrete be repaired or does it have to be replaced?
It can be repaired when the slab on both sides of the crack is still at the same height and feels solid. That kind of crack is cleaned and sealed. Replace the section when one side has dropped, the pieces rock underfoot, or the slab is split into many chunks. Those signs mean the base has gone, and no filler restores a base.
Why is my concrete driveway cracking?
Around Gonzales, the first suspect is clay. It swells when soaked and shrinks in a dry spell, and the slab flexes each time. Thin concrete, no steel and joints spaced too far apart let that flexing turn into cracks. Other causes we find are roots, roof water dumped beside the slab, heavy trucks on a slab built for cars, and a failed culvert at the street.
Why is my concrete sinking, and can it be leveled?
A slab sinks when the soil under it shrinks, compresses or is carried away by water. Common spots are next to the garage, where builder fill was loose, and beside downspouts. A panel that is still in one piece can usually be raised by pumping material under it. A panel broken into several pieces is replaced.
How much does concrete leveling cost?
The national concrete leveling cost is $3 to $12 per square foot, with most jobs between $700 and $5,000 and a minimum charge of $300 to $700. Mudjacking is $4 to $9 a foot. Foam is $8 to $25 a foot.
Mudjacking or polyurethane foam: which should I pick?
Pick by the slab and the soil, not by the sales pitch. Mudjacking fills the void with a cement and soil grout through larger holes and costs less. Foam goes in through small holes, cures within minutes and weighs very little, but it costs more. Neither one stops clay from shrinking again. Ask the lifting company what they think caused the void and what they will do about that.
Is foam lifting a permanent fix?
Not always. The foam does not break down, so if the void came from one event, such as a pipe leak that has been repaired, the lift can hold for a long time. It is not a permanent fix when the cause continues. Clay that shrinks every dry season or a downspout that still soaks the base will let the slab drop again.
Can concrete be resurfaced instead of replaced?
Yes, if the slab underneath is sound, level and still. Resurfacing costs $3 to $7 per square foot nationally, $6 to $20 for a decorative or stamped overlay, and $1,200 to $2,900 for a two-car driveway. It renews a worn or stained face. It does nothing for a slab that is sinking, and a crack that opens and closes with the seasons will show through the new coat.
Why is my concrete spalling or flaking, and can a flaking surface be repaired without replacing the slab?
Yes, shallow flaking can be repaired by removing the weak layer and applying a bonded resurfacing coat. In northern states spalling comes from freezing water and deicing salt. That is rare here. In Ascension Parish a flaking top usually goes back to pour day: a storm hit before the surface set, water was sprinkled on to ease finishing, or the slab baked dry in summer sun. If the damage runs deep or rusty steel is showing, we replace the panel.
Why is my driveway lifting or heaving?
With no frost here, a panel that is lifting or heaving is being pushed by a root or by clay that has swelled. Roots lift along a line toward the tree. Swelling clay tends to raise the middle or one edge after a long wet period, especially where water stands beside the slab. Check also whether the neighboring panel sank, since that looks the same from above.
Can you pour new concrete over old concrete?
It is possible, and we seldom advise it. Whatever is wrong below comes up through the top, so a cracked slab gives you a cracked cap. Pouring over old concrete also raises the surface, which can trap water against the house or leave a step at the garage. A thin bonded overlay on a healthy slab is the exception.
Will a patch in a wide crack hold, or will it pop out?
A rigid patch holds only in a crack that has stopped moving. Most wide cracks on clay keep working with the seasons, and a hard patch in a moving crack is pushed out within a year or two. We rout the crack and fill it with a flexible sealant so water stays out, or we cut out and replace the panel if the edges have shifted.
How do I fix a sunken walkway that is a trip hazard? Can the raised edge be ground down?
For a lip of about an inch or less, grinding is quick and cheap. The edge is ground down to a short ramp, which leaves a pale, rough strip. For a bigger step, the low panel is lifted or a new one is poured. If a root made the trip hazard, grinding only buys a few years.
